Building owners and developers and many of their tenants / users are becoming increasingly aware of the short-term benefits and long-term importance of greener or sustainable building practices. The classification system of the Green Building Council of the United States (USGBC) of the LEED, consists of a high profile approach that comprehensively reviews all aspects of design, construction and operation of buildings.
The issues associated with building settleing, its space, orientation towards the sun, decisions related to windows and daylight, energy efficiency, water use, shrinkage in construction materials, proximity from the sources of materials and equipment, non-toxic building materials and recycling, offer a greater degree of sustainability for the building. Sustainability practices use a smaller amount of land resources and reduce the level of damage to the ecosystem.
Modular building builders, as well as contractors, have some influence on the design and virtual control of their delivery process. They work with owners and architects to reduce waste and use more sustainable materials.
Many modular building factories are 800 kilometers from urban construction sites. LEED points are derived from many of the good practices that a construction team decides to incorporate. Modular building builders are doing their part by working with architects and building owners every day to create buildings with a growing degree of sustainability.
SUSTAINABLE ASPECTS OF MODULAR AND PREFAB CONSTRUCTION
Modular construction and prefab elements have been used in many large projects with sustainable aspects of energy reduction and materials and resource use. Our culture incorporates the most innovative energy efficiency in every one of our projects.
REDUCTION OF THE "HEAT ISLAND" EFFECT
MODULBOX installs highly reflective materials on the roofs of its modules which minimize the thermal gain of the sun's rays. With the use of insulation up to 100mm in ceilings, walls and floors, the costs to cool our buildings are thus reduced and the ambient temperatures are more pleasant.
INNOVATIVE WATER TECHNOLOGIES
The experience and knowledge of MODULBOX are a resource for any project. The technologies associated with sewage and gray water treatment systems with zero discharges, water conditioning and purification equipment and other advances in the reduction of water use have a significant impact on the environment.
WASTE MANAGEMENT
The USGBC recognizes that modular construction is an effective tool in reducing construction debris. MODULBOX plays an active role in recycling steel, drywall and other waste as a corporate practice.
INTERIOR AIR QUALITY AND LOW VOC MATERIALS
Factory-controlled construction allows greater control of indoor air quality. MODULBOX incorporates many low VOC materials (Volatile Organic Compounds) as a standard practice in our projects.
